Guest House Rules and Regulations:

Parties, loud music, and disturbances to neighbours goes strictly against our house rules and policies and cannot be tolerated. There are CCTV cameras in operation throughout the communal and external parts of the building. If any guests are found to have gone against or broken these house rules, they will be immediately asked to leave and evicted without any refund and any deposit paid may be retained. The property cannot and will not be used for any major celebrations, Hen nights, stag dos or any similar party or festivity or gathering.

Later Check out:

Our housekeepers have a strict timetable to adhere to, to keep each apartment guest ready for the next imminent check in and need enough time to prepare and clean each apartment after immediately after check-out to keep operations running.

If you wish to extend your stay, please contact us ASAP so we can check availability and secure your dates.

If you need a later check out and subject to availability, you will need to inform us 24 hours prior to and before your check out date. Please note that there is a charge for a late check out charged at £35 for the first hour and then £30 for each hour thereafter.

If you do not inform us 24 hours prior to and before your check out date the same charges apply at £35 for the first hour after the due check out time of 3pm and then charged at £30 per hour thereafter.

Verification:

The lead guest must be a minimum age of 21 years old

It is strictly the number of guests as specified on the booking reservation with the associated platform that can check into and use the property. If any additional guests are expected, we must be informed of the arrival, and they must be pre-approved. If it is discovered that any unapproved additional guests are using the property without consent, you may be asked to leave the property or be liable for extra charges.

Throughout the check in process, guests will be required to upload and present photo identification through our management platform “Charge Automation” with the credit/debit card that was used to confirm the reservation for validation purposes, The details on the credit/debit card i.e., the name, address must match those that were used to process and confirm the reservation with the associated platform.

If the card details that were used to confirm the booking are not presented and are not those of the guest that booked or are not those on the booking, legal and valid photographic identification that verify the name and address on the reservation will need to be presented that correspond to the payment card given.

Support:

Our hosting team and support team are available each day between the hours of 8am and 930pm and can be reached by phone for any assistance needed.

Keys and Fobs:

It is of extreme importance that all keys and fobs that have been used for your stay are returned to the correct and designated, numbered lockbox from which they were collected at check in. These keys and fobs are difficult and time consuming to replace and are also often expensive. If keys and fobs are not replaced after check out to their correct lockbox, a call out charge of £150 that you will be liable for.

Smoking:

As per our guest policy we would like to remind guests that it is strictly forbidden to smoke anywhere in the premises including the internal communal parts and areas. If its discovered or if any evidence if found of smoking, a charge of £200 will be applicable to facilitate a deep clean of the entire apartment after guest departure.

Damages and missing items:

If any items that belong to the property, furniture items, televisions etc are taken or removed or any damage to the apartment or any of its items and furnishings, these damages and missing items will be charged to the lead guest’s card.

Any illegal activity such as dealing or the taking of illegal drugs and substances or any undeclared guests, partying as described or any soliciting will be deemed as gross negligence and breach of house rules and will immediately result in the cancellation of your reservation with no refund whatsoever.

Extra items:

Please also be aware that any hotel toiletries, extra linen, and additional towels that are in STORAGE are there for incoming and pending check ins after your booking. If any extra towels or linen or toiletries are needed during your stay, please let us know and do not take any items from the storage bin. We can organise the extra items needed outside of the storage bins.

Damages Deposit:

If you are confirming your reservation through booking.com or are conducting a private booking, we will need to preauthorise a damages deposit of £300. This essentially freezes this amount in your bank account and will release this after 7 days from your check out. This negates the need to pay a physical damages deposit. This can also be conducted through our management system “Charge automation”
