Do i need to pay a holding deposit, and is it refundable?


Yes, if the landlord withdraws from the offer made. We take a holding deposit with each offer received. This is to demonstrate the seriousness of the offer and shows commitment to our landlord. Once the offer is accepted, this holding deposit will form part of the move in monies needed to complete the deal. If, however, your offer is rejected, or the landlord withdraws from the deal, your holding deposit monies are refunded in full within 24 hours.




Will I need to process the deal and paperwork myself?


No, we will take your offer, negotiate and agree the deal as fast as possible. Once we have an agreement and your covenant in place, we will then process all the referencing along with you and acquire the correct contract for signatures. We will assist throughout and remit payments along with any inventories and check in, right up to the moment the contracts have been agreed and are exchanged, ensuring all paperwork parts are accounted for. Keys will be released thereafter.




Are Livestay insured for client money protection, and do they hold public liability and indemnity insurances?


Yes, we are members of the ICO. PRS and CMP, mydeposits. We also hold our liability and indemnity insurance with Tokio Marine. Compliance numbers are displayed on all our brochures and are available upon request




Will there be further discounts for multiple properties/units taken and for repeat business?


Yes, we are loyal to our regular and consistent investors and offer discounts on multiple transactions and to those that return to us for repeat business and deals. Please speak to our team for more details on ongoing discounted deals.

Do Livestay source properties outside London?


We mainly concentrate our focus inside London; however, we have built up contacts and clients outside of the M25 meaning from time to time we will present these deals too.




What are your fees for sourcing?


Our fees on average are set at £3000 per deal. Pricing for larger blocks and multiple units in more prominent buildings and locations will vary at higher premiums. We will offer discounts for the 1st deal with a new investor. Please ask one of our team members for further details on first deal discounts.




If I have an HMO and need to find tenants, can you do this for me?


Yes, (see Landlord section) we have dedicated social media sites for this with over 100k followers that are essentially professional tenants searching for comfortable living spaces ranging from the NHS, private working contracts, construction workers and other blue-chip tenants. We will secure, reference and provide the correct contracts for each of these lettings. We have instant access to a number of leading platforms such as Zoopla, Open Rent, On the market, have the ability to reach out to and find the best possible tenant for your HMO eliminating all of the necessary safety checks, legal paperwork and deposit registration.




How long does the process take, from paying a deposit to receiving keys?


This really depends on how fast referees will respond to references requests. We ensure that once the deposit is paid and the deal is agreed, the reference requests go out straight away. We will chase these from our side continually so that replies are received promptly. In the event of any delay, we may ask you to push your referees to respond to any references request sent. Normally a transaction should not take any more than a week maximum to complete once a mutual agreement has been reached.




Can we meet up in person to discuss our property sourcing requirements?


Yes, we offer this by appointment in our offices located in Wembley or at a mutual designated meeting place if it’s easier for you.

Are your deals direct to Landlord?


All of our deals are direct to Landlord or the Landlords main agent. We do not market deals from any other sourcing company.
